Investment objective

We invest in UK real estate assets to achieve our objective of providing shareholders with an attractive amount of income and the potential for capital and income growth.

Investment strategy

  • We achieve our objective by investing in a diversified portfolio of UK residential properties.
  • We invest in three principal residential property strategies, serviced accommodations, buy to let and rent to buy without considering property relative return benchmark.
  • Our main target is assets with lot sizes that range from £25.000 to £500.000 and a net yield over the holding period of more than 12%.
  • We acquire assets that have potential opportunities to add value through our intensive and entrepreneurial approach to set management.

How we generate value

We focus on two strategies for our properties . These strategies include:

  • Expanding our portfolio of high yielding buy to let properties and creating a positive cash flow with a target of 12%.
  • Sourcing below market value development opportunities which benefit from our expertise in order to add a notable value through refurbishment and planning gain. 

1. Intensive and entrepreneurial asset management

Our experienced team aims to deliver value through a unique and focused style of managing assets, which delivers superior returns. Several team members often work together to set and execute the business plan, drawing on their different skill sets.

2. Industry expertise

Our team is equipped with a vast network of market-facing contacts and a high level of well-informed, market-aware expertise. This is important since it enables us to identify assets that will lead to attractive returns.

3. Disciplined approach

We select our investments based on an extensive assessment of the opportunities. Our main aim is to find properties that are mispriced or those that offer the potential to add value through active asset management.

We always encourage cash flow before bricks and mortar.

4. Diverse portfolio

Our investment risk is equally spread across different assets with a wide range of tenants, lease lengths and covenant strengths, not forgetting geographical areas and sectors. Even though we invest in the principal residential property sectors, we do not invest in diversification just for the sake. Instead, our main focus is on asset performance

The investment policy is not rigidly benchmarked against a traditional property index. Instead of pursuing benchmark-relative performance, we believe it’s more important to come up with a diversified portfolio that is sustainable in that each asset can at the end offer strong and potential improving cash flow.

 

We aim to achieve our investment strategy by making residential properties a target with a net yield, during the hold period, in excess of 10.5%
